SB-1.2 Low Energy Building Demonstration Projects

Park Venture Ecoplex is a building that combines a modern design with the concept of energy conservation features. The shape of the building resembles the shape of hand and lotus, which refer to greeting or “Wai” in Thai. This reflects the unique beauty of Thailand and high modern design. The structure of the roof is based on the character of the lotuses by surrounding area for 33 levels.

The space surrounding of the building is designed under the Ecology-Driven Building concept, which mainly contains of large green space around the building.  Moreover, this building consists of an intelligent building control system in order to make the convenience to the residents and reduce energy consumption in the building. As a result, this building is friendly with environment.

Intelligent building control system consists of

  • A large green area and roof top garden, which is accounted for 25 percent of the total area of the building. This helps to enhance environment in order to increase the performance of working and reduce the toxins that cause global warming.
  • Energy conservation glass is three glass layers (Laminated and Insulated Glass with Low E Coating) with air channel between the middle and the special coating. This helps to reduce the amount of sunlight and heat into the building. Thus, energy consumption of air conditioning in the building is reduced with the values ​​of heat transfer (OTTV) at 30 W/m3, which is better than the benchmark at 30 percent.
  • Variable Air Volume Control System is designed to control the amount of appropriate air and heat in each area. This can reduces the energy consumption and help people feel more comfortable living in a building with a constant temperature at all areas.
  • Indoor air quality control systems can reduce indoor air pollution in the building.
  • Lighting system help to adjust the suitable light in the building with natural light. An automatic Dimmer system will dim the unnecessary light in the building automatically by adjusting the amount of natural light to shine into the building.
  • The water used in the building is treated and reused in the building (Gray Water Reuse) include watering trees around the building. This can reduce water consumption.
  • Building automation systems, which connected to control and manage engineering systems in buildings, help to measure and control energy consumption and reduce unnecessary energy consumption.

Furthermore, within the Park Venture Building also installed intelligent elevator system. This can help to manage passengers to reach the destination faster by waiting elevators is not longer than 40 seconds. This is because the latest technology of the motor with the regenerate power back into the system automatically. It can save energy more than 30 percent from general design.

Savings Narrative

Park Ventures “The Ecoplex on Witthayu” began with the goal to develop an energyefficient and environmentally friendly project through innovative design and construction. The thirty-four storey building has a total area of 81,400 sqare meters,providing three functions; an office space for rent, a five-star hotel, and retail spaces.

Overall Energy Consumption

The energy analysis of Park Ventures is calculated based on office and retail portion from April 2012 to March 2013, Building has commenced the operation since September 2011 and the occupancy has continued to grow.

Park Ventures consumed a total of 5,733,000 kWh for Office and Retail portion (April 2012 to March 2013). Energy efficiency index calculated is 135.42 kWh/m2 year (Air-conditioned occupied area, based on 2,000 hours/year) and 109.22 kWh/m2 year (Usable occupied area, based on 2,000 hours/year).

Air-conditioning system

The chilled water system is designed to primary and secondary pumps. The Secondary chilled water pumps that supply chilled water from the Chiller plant to all the Air handling units (AHUs) in the building equipped with the Variable Speed Drive (VSD) that will vary the chilled water flow rate to match cooling load required at a certain time by adjust the motor speed. VSD can reduce the power of Secondary chilled water pumps up to 40% during part load operation.

The ventilation and fresh air system was designed comply with the local standard and

ASHRAE standard 62.1. We have installed the Rotary Heat Exchanger Wheel, that will reduce the temperature of the air taken from outside before introducing it into the building by the colder exhaust air. The Rotary Heat Exchanger Wheel units will reduce the energy consumption for pre-cooled air handling units up to 40%.

Park Ventures has installed energy saving T5 Fluorescent lamps with electronic ballasts that consume only 28 watts/bulb (40% saving compare to T8 Fluorescent lamp with magnetic ballast) .We have also added lighting sensors with dimmable ballasts for fixtures next to curtain walls. When the daylight is over the standard, the sensor will sense the excess brightness and reduce the luminance of the lighting.  Motion Sensors was installed in the toilets and when a user exits the room, the half of the lighting will turn off. The lighting will turn on automatically when someone comes in. For the car park area and in the fire exit stairwell, we have installed the Fluorescent Power Controllers that will reduce the power usage in the areas where there is excess brightness.

Water Efficiency

Park Ventures intend to reduce the generation of wastewater and portable water demand by using high-efficiency fixture, installed the occupant sensors and reuse (by Ultra membrane filtration) of gray water for non-potable application such as gardening, toilet and urinal flushing. Along with using efficiency irrigation system we will use potable water 63% less than base building. The faucet and urinal flush valve automatic sensors are “ECO Power” models, recharged the battery using the Hydro-power Turbine generated power from the water flow while the fixture is operating.

Transportation System

The elevators in the building are destination controlled, intelligent lifts integrated with a destination-identified access card. The system will group the passengers with the same destination and assign them to the same lift, thereby reducing the number of floors at which each lift will stop thereby reducing the passengers’ waiting time. All escalators operate with the occupied sensor that will stop or slow the speed of escalator’s motor.

Indoor Air Quality

To improve indoor air quality and occupant comfort, we increase the ventilation rate 30% above the minimum rate required by ASHRAE standard 62.1 – 2007. Carbon dioxide Sensors (CO2 Sensor) also installed to monitor the CO2 concentration that will generate alarm when the concentration over the high alarm point, CO2 Sensor will conversely reduce the outdoor air inducing when the CO2 concentration is lower that set point to reduce the cooling load of air conditioning system.

The air conditioning system used in the office areas is the Variable Air Volume system (VAV). There are 90 VAV boxes on each floor so we are able to control the temperature in specific areas. The VAV Box will adjust the rate of the air flow supply to maintain the temperature so it conforms to conditions at any time. When the occupancy or environment changes,the VAV system will adjust the air flow accordingly so the space will not be too cold or hot.
