Successful Energy Management in C.P. Tower Silom

C.P. Tower Silom is the building managed by C.P. Land Co., Ltd., an affiliate of the C.P.Group (Charoen Pokphand Group). The Building was constructed and opened in 1989 with an objective to use it as leased office space for general lessees and with the proportion of lease space of more than 80 % being leased to affiliates of the C.P.Group. The Building attaches utmost importance to the conservation of energy with the announcement made by C.P. Group on the Energy Conservation in 2004 and with an established a target for every organization to reduce the energy cost as much as to 20 percent.

The C.P. Tower (Silom) had the value of energy use of machinery required to provide service the lessees in 2003 of 6 million kWh per year; which, in money terms, were accounted for 21 million Baht per year; and has had the constant rate of office space lessee at 99 % of total space until the present. After receiving the policy and energy conservation target from the C.P. Group. in 2004, the top management of C.P. Land Co., Ltd., then established the Energy Conservation Committee at both executive and operational levels. The Committee has the objective to manage and enhance potentials for reducing the energy use as to meet the established target. Actions were carried out in terms of administration, energy management, investment in machinery/operationally efficient equipment and the campaign was launched to make building service users to be aware of the importance of the conservation of energy.

C.P. Group’s Policy: All executives and staffs of the CP group are requested to join hands in saving energy and the managing directors of all affiliates and subsidiaries are required to make an energy saving plan with the target to reduce 20% energy consumption and to present the plan to the CEO of each business group for consideration bringing to concrete operations and to give a progress report to the President. Business Group’s Policy: We will keep making an improvement on the efficiency of energy resource utilization by concerning with the appropriateness to the building, installed technologies and best practices. We assign the energy saving as a duty and responsibility of the executives and the staffs at all levels. We will give necessary supports including resources on personnel, budget, working time, training and participation in presenting opinions to develop works on energy saving.

At the Company Level: The management has established a working team on energy saving by placing an emphasis on participation by intra-organization personnel and engineering working teams to enter into an analysis on energy consumption of the building in order to find ways towards sustainable saving on energy use of the building.

The organization will establish a working group on the organization’s energy saving on the basis of participation from all departments in the organization, regardless of whether or not they are the accounting, marketing, administration, building management departments, etc.

For actual operators, they are a working team established to work on energy comprising a team of technicians, house-keepers, security guards and managers of all sections. Performance of work will emphasize saving on energy taking into account as well the services provided to lessees of the space. The Building considers that the saving on energy is the use of energy with maximum efficiency; it is not the minimal use of the energy, but it affects the provision of services to the lessees of the space.

CP Pie1C.P. Tower Silom is locate in Bangkok , The building grandly opened since 1989 with total area of 81,800 m2 separate for office lease area 35,631 m2 and plaza area 8,012 m2. The building locates on Business Zone of capital and has building user over 10,000 persons per day.

There has approximately 67% of electricity consumption in building is use in the air condition system, lighting 14%, elevator 14% and other 5%.

The Company’s Policy was started in 2004, the building start energy projects in Jan’04. Following the implementation of various energy projects, the Building has sustained continual reduction in the use of energy in 4 consecutive years. In 2012, we have energy saving cost more than 9.4 million baht or $312,596 and saving 38% of energy usage in 2003.

Specific measures and activities implementation

In the initial stage, we were able to shut down a large number of machines in  air-conditioning system that are not necessary such as Air-package unit, Condenser pump, Cooling tower. In lighting system, reduce the number of lamps in many locations and rearrange position of luminaries. The machines are cleaned up and preventive maintenance.

In the following stage, the building emphasizes the increasing application of energy saving technology; e.g., the use of BAS with all major machines/equipment of the Building. There was installed the VSD with the condenser pump in the air conditioning system. However, An emphasis will be also placed on the service from the common area in the interest of energy saving in the leased area of the lessees as well, e.g., Supply of low-temperature water for heat exchange at the condenser of the whole air conditioning system (both common and leased area) to reduce electricity charge or installation of tinted film in the lessee’s leased space to reduce heat and the burden on the air-conditioner or to carry out a preventative maintenance on regular basis.

Main energy saving projects such as:

–       To install the Variable Speed Drive with COP pump

–       Use LED bulb, T5, dimmable lighting, motion sensor lighting, electronic ballast instead of the old fluorescent bulb and ballast in the common area, the rest rooms and the car parks

–       To change the new high efficiency motor for COP pump

–       Etc.

  • Sustainable activities and implementing organization

At C.P. Tower Silom, there exists the Energy Working Group born out of the cooperation from among personnel of lessee companies; and in addition the Building also participates in monthly meeting and prepares a monthly report on use of energy. At the meeting, comparisons on the use of energy in each area of the Building were made.  If any particular area of the Building has shown an increase in the use of energy, the result will be shown in red color. Public relations will be launched through Energy Board placed in front of each lift in the Building.

Preparation of a report on the monthly result to make personnel in each area aware of the energy saving and to encourage competition in energy saving. In addition, there will be made available pretties and works team on energy saving to join the campaign in the working area such as distribution of the Global Warming fans, etc.

In relation to energy saving of the Building, there will be cooperation with the lessees of the office space which is C.P. Group’s affiliates as they have the affiliate-level policy—already a collaborative guideline. Thus the energy saving has not been realized exclusively in the common area of the Building, but also it is really a collaborative effort from every company.

  • To set up the temperature of the air-conditioners thermostat at 25 degrees Celsius.
  • To launch a campaign for shutting  down the computer’s monitor when it is not in use in the lessees’ area (by the lessees)
  • to install the lamp jarring switch in the lessees’ working area (by the lessees)
  • To launch broad-based public relations on the benefit of energy-saving
  • Etc.

Activities

The Building has activities, holds meetings on energy saving regularly on monthly basis; and there is always cooperation with lessees of the Building to create a variety of projects both in technical aspects and the launch of public relations campaigns on energy saving such as cooperation with the lessees of the space in the building to organize an exhibition on the theme of C.P. Group is Joining Hands on Energy Saving. And the EPPO and the EGAT government organization are joining in the C.P. Land Love Green Earth exhibition every year.

Educational Training for C.P.Land employee

The Organization organizes intra-organization training activities and sends personnel to attend extra-organization training course on energy saving on consistent basis with an objective to create a body of knowledge that can be applied within the organization and the awareness of the importance of efficient use of energy in addition to reports made at the meetings on energy.
